Investment Strategy
White Oak Real Estate Advisors is actively looking to partner with seasoned real estate operating companies to acquire, develop and/or redevelop value-add and opportunistic real estate assets located in the Southeastern United States, with a primary focus on opportunities located in Georgia and select coastal markets. In general, we target smaller equity investments in the $1 to $7 million range and have the ability to offer real estate operators and developers a number of various capital structures and equity alternatives to finance their projects.

White Oak Real Estate Advisors' investment strategy is focused on acquiring well-located opportunistic real estate assets that may include the following attributes:
- Properties located in supply-constrained, growth markets that offer significant barriers-to-entry for new development
- Assets that can be acquired at a significant discount to replacement cost
- Properties that have been mismanaged or suffer from situational distress or partnership issues
- Investments that benefit from assumable, long-term fixed rate debt financing, such as HUD loans
- Properties that offer value enhancement opportunity through vacant leasing, addressing operational inefficiencies, moderate capital improvements, and/or future development or redevelopment to an alternative use.
- Ground-up development in high growth markets that exhibit strong demographic trends and a diversified economic and employment base
- Properties in need of a capital improvement /renovation plan to attract new tenants and remain competitive in the market
- Properties in need of leasing capital to attract new tenants and/or retain existing tenants at market rates
- Properties that can be acquired below market value
- Sponsor or Co-GP equity for up to 80% of the sponsor's required co-investment in a project
- Traditional joint venture equity structures (limited partner) for up to 90% of the total equity commitment
- Preferred equity and participating preferred equity structures
- Direct acquisitions without an operating partner.
White Oak Real Estate Advisors will also acquire properties for its own account:
- Self-Storage, both mini-product and multi-level climate facilities. Minimum of 30,000 sf, all markets considered.
- Speculative land investments
- Vacant properties
- RV Parks and Car Washes
- Heavy-Industrial land and IOS
