Investment Criteria

White Oak Real Estate Advisors will invest directly or alongside local operating partners in a range of commercial and residential real estate assets with a emphasis on maintaining an attractive basis in each investment relative to replacement cost and current market value.  We generally focus on growth markets with significant barriers-to-entry and target investments that offer superior risk-adjusted returns where value can be achieved through a strategic repositioning, redevelopment, ground-up development, lease-up or management inefficiency. 

Target Equity Investment per Transaction:       $500,000 to $10 million

Target Total Project Capitalization:                        $2 to $50 million, depending on position in the capital stack

Product Type:                                                                     Self-Storage, Retail, Office, Industrial, Multifamily, Hospitality,   
                                                                                                   Development Land (Commercial and Residential) and For-Sale Residential Product.


Investment Profile:                                                         Repositioning, Redevelopment, Ground-Up Development, Lease-Up, Stabilized

Project-level IRR Returns:                                            18% to 25%+

Minimum Equity Multiple Goal:                                 2.0x

Hold Period:                                                                         Two (2) to Seven (7) Years

Primary Target Markets:                                                Atlanta, Charlotte, Georgia /South Carolina Coastal Regions, Texas

Secondary Markets:                                                         Florida, South Carolina, North Carolina, Alabama, Tennessee.  Other markets, including                                                                                                                      tertiary markets, will be selectively considered.
